Cure your real estate addiction with a quick sale

Admittedly, I have a small addiction to real estate and the only way to keep my addiction fueled is to constantly buy and sell homes (I have to sell in order to be able to afford to buy more). Buying is the easy part, but selling requires a little more work to set the stage to dazzle buyers.
Start with the outside and work your way in. If your home lacks curb appeal that’s as far as a potential buyer may get, writing the house off before they even set foot inside. Spruce up the landscaping with a few new shrubs, bark mulch and lots of pruning and cleaning. Pressure wash the exterior, clean windows, hang a new mailbox, put up new house numbers and freshen up planters with evergreens or organic arrangements (if you lack talent in that area, hire your local landscaping company or garden centre).
The foyer is the gateway to the home and requires a little extra sizzle, perhaps an oversized mirror, fresh flowers or dazzling new wall sconces. Hit the kitchen next. Investing in sexy new stainless steel appliances may be a wise idea when it comes to cooking up a quick flip – be sure to add a coveted glass-front wine cooler.
Rearrange the furniture in the living room to focus on the focal point – a fabulous view or the fireplace, not the television set. In fact, why not move that eyesore out now?

In the bathroom, think hotel chic and add a variety of glass containers filled with cotton buds and French-milled soaps. On the countertop, add a neat stack of new white towels and scented reeds.

In the master bedroom, invest in extra fluffy bedding complete with a hotel-style bed tray. Add a small stack of reading books on the nightstand and a pair of new lamps. In the corner of the bedroom, add a chaise or overstuffed reading chair and side table and drape a chenille throw on the arm. Pack away all of your photos and personal items.

Next, hit the closets and remove half of everything in them to give the impression of ample space to prospective buyers. Re-hang all your clothes on matching wooden hangers and add a few cedar blocks to make clothes smell as good as they look.

Finally, inspect the home for dark corners and light them up with lamps and mirrors. Also make sure that each space has a focal point and smells as good as it looks. Now all that’s left is to have your agent dust off the “Sold” sign as she’ll undoubtedly be hanging it soon.
