We have a two bedroom one bathroom house and were going to turn an extra "playroom"into a masterbedroom and bathroom.The renovation will not change the exterior of the house. My question is if we do this renovation on our own as my wife and myself are very construction handy and have renovated our present bathroom already would we need to get building permits to be able to list the house in the future as a "three bedroom two bathroom" house? Hi James, Generally speaking, the answer is yes. Although it may not come up during the sale, if it does I have seen many deals fall through because of this very problem. When dealing with a bathroom it's almost a definate that a building permit will be required. In most municipalities a homeowner can provide a simple drawing outlining construction and design and a permit will be issued within two weeks. If you are going to the project yourself do consider using specialty trades for the plumbing and electrical work so that you don't decrease the resale value of your biggest investment - your house.
